The Austonian in the article “Luxury Meets High-Tech at The Austonian.” Citing density as a high priority with regard to downtown planning, the story shares former mayor Will Wynn’s goal of reaching a downtown residential population of 25,000. In response to developer interest and in support of this priority, the project was approved by the City of Austin with a floor-to-area ratio (FAR) surpassing 18 to 1.
The tallest building in Austin, The Austonian will have a total square footage of 850,000 with a footprint of 11,000 square feet. A dampening device installed on the top of the building will serve as a counterbalance and prevent the building from swaying. Views are maximized by the structure’s elliptical shape, providing unmatched panoramic and unobstructed views of Austin and the Texas Hill Country. The Austonian is also seeking a four-star rating from Austin’s Green Building Rating System, equivalent to a LEED Gold rating from the U.S. Green Building Council. A condensate collection system utilizing the city’s chilled water loop and low-flow toilets, lavatories and showerheads all contribute to the building’s energy and resource savings.
Residents will also enjoy a wall-mounted touch screen panel capable of controlling each unit’s climate, lighting, telephone and security systems. The Internet enabled devices will also allow residents to interact with Austonian Personal Assistants, Austonian services and other amenities offered by the building and the outside world.
With its prime location on Congress Avenue, The Austonian is within walking distance of over 100 restaurants and nightclubs, dozens of parks and cultural attractions, and a myriad of clothing stores and boutiques.
